Your agent on site. Open book.

With construction management, MARLICON works for you — running budget, schedule and trade procurement on your behalf. You see every trade price directly and keep the flexibility to change course while the work is underway. We can also act as your consultant or owner's representative alongside another contractor.

The short version

What you get with construction management.

Full transparency

Trade quotes come to you as they are. No incentive buried in the numbers — our fee is agreed up front and shown separately.

Early start

Work can be packaged and tendered as the design firms up, so demolition or long-lead items move before the last drawing is finished.

Room to adjust

Because you see each package, you can trade finishes, re-sequence or hold scope without reopening one big fixed-price contract.

What we manage

The CM role, item by item.

Cost planning

Budget pricing before drawings are complete, then a running cost report against it as packages come in.

Procurement

Trade packages

Scopes written, trades invited, bids levelled and recommended — you approve each award.

Schedule

Sequencing

One master schedule across design, permits, procurement and site, including overnight or phased work.

Site

Supervision and safety

Day-to-day coordination of trades on site under our documented health and safety program.

Changes

Change control

Change orders priced before proceeding, not after, with the impact on budget and schedule shown.

Closeout

Handover

Deficiency resolution, warranty documentation and as-builts — and a maintenance team on call afterwards.

How we deliver

Run by management consultants. Built on systems.

MARLICON is a group of management consultants who build. The disciplines of a consultancy — defined scope, measured budgets, controlled change and honest reporting — run every project, so it's delivered on time, on budget and on record.

Budget control

A cost plan set before work starts, tracked against committed and actual cost, and reported to you.

Schedule control

One master schedule across design, permits, procurement and site, with slippage flagged early — not at handover.

Change control

Every change priced and approved before it proceeds. Nothing extra is invoiced after the fact.

Quality and safety

Inspection checklists at each stage, under a documented health and safety program.

One point of contact

Regular progress, cost and schedule reporting from one person who owns the job.

Closeout on record

Deficiencies, warranties, as-builts and handover documents — complete and filed.

Fit

When construction management makes sense.

Good fit

  • You want to see trade pricing directly and approve each award.
  • The design will keep developing after work needs to start.
  • You have your own designer and want a builder working for you alongside them.
  • The project is complex, phased or in an occupied building, so flexibility is worth more than one fixed number.
  • Larger residential work — renovations, additions and multi-unit — managed on the owner's behalf.

Probably not

  • You need one guaranteed number before you commit — consider general contracting on complete drawings.
  • You want a single party to own design risk — that's design-build.
  • You don't have time to review and approve trade packages as they come in.

Residential

Larger residential projects, managed for you.

Our construction management division also takes on larger renovations, additions and multi-unit residential. We manage the trades, schedule and budget on your behalf, with the same open-book approach we use on commercial work.

FAQ

Construction management questions.

What is construction management?

Construction management is a delivery model where the contractor acts as the owner's agent — managing budget, schedule and trade procurement — with trade pricing visible to the owner, rather than selling the owner one fixed price.

What's the difference between general contracting and construction management?

With general contracting, we give you a fixed price against completed drawings and carry the risk. With construction management, we work as your agent — you see trade pricing directly and keep flexibility during construction.

How is a construction manager paid?

Through a fee agreed before work starts, shown separately from the trade costs. The trade costs themselves are passed through at the prices you see.

Do you provide budget pricing before drawings are complete?

Yes, on design-build and construction management engagements. That's most of the reason clients choose those routes.

Do you take on residential projects?

Through our construction management division, yes — larger renovations, additions, and multi-unit residential. We manage the trades, schedule, and budget on your behalf.

Do you offer construction management in the United States?

Yes. In the US we work as construction manager or owner's representative, and as a design-build consultant. General contracting, subcontract scopes and maintenance are offered in Canada only.

Who holds the trade contracts under construction management?

It can be set up either way — trades contracted through us, or directly with you while we manage them. We'll recommend one based on your financing, insurance and how involved you want to be.

See every number before you commit to it.

Tell us about the project and we'll set out how a CM engagement would run — fee, reporting and the first packages to tender.
