What's the difference between general contracting and construction management?

With general contracting, we give you a fixed price against completed drawings and carry the risk. With construction management, we work as your agent — you see trade pricing directly and keep flexibility during construction.

When does design-build make sense?

When you want one party accountable instead of a designer and a builder pointing at each other, when you need budget certainty early, or when your schedule can't absorb a full design-then-tender sequence.

What types of projects do you take on?

Retail builds, remodels, and rebrand rollouts. Tenant fit-outs and interior renovations. Washroom and back-of-house rebuilds. Office and industrial interiors. Phased renovations in occupied buildings.

Can you build while the site stays open?

Yes. Phased renovation in occupied buildings is a core capability — full containment, hoarding, and overnight scheduling where needed.

Do you self-perform or subcontract?

Both. We self-perform painting, drywall, flooring, lighting, and general carpentry. Specialty trades — mechanical, electrical, structural — go to vetted partners we manage.

What size projects do you handle?

Do you handle multi-site rollouts?

Yes. For chains running a program across many sites, we manage the whole sequence — pilot site, template refinement, regional scheduling, and consistent execution.

How do you handle change orders?

We price them before proceeding, not after. On design-build projects most change orders get eliminated at the drawing stage instead of on site.

What's included in closeout?

Deficiency resolution, warranty documentation, as-builts, and handover. On maintenance clients, we're also the ones answering the call if something fails later.

How long does a typical retail fit-out take?

It depends on size and access. Overnight-only work extends the calendar but protects trading.

Do you provide budget pricing before drawings are complete?

Yes, on design-build and construction management engagements. That's most of the reason clients choose those routes.

Do you take on residential projects?

Through our construction management division, yes — larger renovations, additions, and multi-unit residential. We manage the trades, schedule, and budget on your behalf.
