Construction
Ways to engage us
Prime contractor, subcontractor or consultant.
MARLICON fits the contract structure your project needs. We can hold the prime contract, work under another general contractor, or sit on your side of the table as a consultant — with the same systems for cost, schedule and change in every role.
Prime contractor
We contract directly with the owner and answer for the whole project.
- Construction management — your agent, open book
- General contracting — fixed price, we carry the risk
- Design-build — one contract for design and construction
- Constructor responsibilities for site safety, where the contract assigns them to us
Subcontractor
We work under another general contractor and deliver to their schedule, site rules and standards.
- Interior and finishing scopes: painting, drywall, flooring, lighting, carpentry, installations
- Phased and overnight work in occupied buildings
- Multi-site interior packages on rollouts
- Prequalification documents, certificates of insurance and WSIB clearance on request
Consultant
We work for the owner, without building it ourselves — the management-consulting side of MARLICON.
- Owner's representative through design and construction
- Pre-construction: budgets, constructability reviews and schedules
- Delivery-model advice and contractor procurement
- Construction management advisory and cost reporting
How we deliver
Run by management consultants. Built on systems.
MARLICON is a group of management consultants who build. The disciplines of a consultancy — defined scope, measured budgets, controlled change and honest reporting — run every project, so it's delivered on time, on budget and on record.
Budget control
A cost plan set before work starts, tracked against committed and actual cost, and reported to you.
Schedule control
One master schedule across design, permits, procurement and site, with slippage flagged early — not at handover.
Change control
Every change priced and approved before it proceeds. Nothing extra is invoiced after the fact.
Quality and safety
Inspection checklists at each stage, under a documented health and safety program.
One point of contact
Regular progress, cost and schedule reporting from one person who owns the job.
Closeout on record
Deficiencies, warranties, as-builts and handover documents — complete and filed.

FAQ
Engagement questions.
Can MARLICON work as a subcontractor to another general contractor?
Yes. We take on interior and finishing scopes — painting, drywall, flooring, lighting, carpentry and installations — including phased and overnight work in occupied buildings, under another general contractor.
Do you offer construction consulting or owner's representation?
Yes. As a consultant we act as owner's representative, prepare pre-construction budgets and schedules, review constructability, advise on the delivery model and help procure the contractor.
What's the difference between a construction manager and an owner's representative?
A construction manager runs the trades, budget and schedule on site for the owner. An owner's representative oversees the project for the owner — including the contractor — without running the construction work itself.
Do you use the same systems in every role?
Yes. Budget control, schedule control, change control, quality and safety checklists and regular reporting run on every engagement, whether we hold the prime contract or not.
