General contracting · Ontario
A fixed price. We carry the risk.
Your scope is defined and your drawings are complete. MARLICON prices against them, commits to a fixed number and schedule, and carries the construction risk from mobilization to handover.
The short version
What general contracting gives you.
One number
A stipulated price for the scope in the drawings. You know the cost before you commit.
Risk on us
Trade pricing, coordination and productivity are our problem. If it costs more to build what's drawn, that's on us.
Clean comparison
Complete drawings mean bidders price the same thing, so a tender gives you a like-for-like comparison.
How it runs
From tender to handover.
Price the drawings
We take off the drawings and specifications, price self-performed work and tender specialty trades to vetted partners.
Fixed price and schedule
A stipulated-price contract with a schedule, including any overnight or phased work the site needs.
Self-perform and manage
We self-perform painting, drywall, flooring, lighting and carpentry, and manage mechanical, electrical and structural partners.
Priced before proceeding
If the scope changes, you get the price and schedule impact first — then decide.
Handover
Deficiency resolution, warranty documentation and as-builts. Maintenance clients keep us on call afterwards.
How we deliver
Run by management consultants. Built on systems.
MARLICON is a group of management consultants who build. The disciplines of a consultancy — defined scope, measured budgets, controlled change and honest reporting — run every project, so it's delivered on time, on budget and on record.
Budget control
A cost plan set before work starts, tracked against committed and actual cost, and reported to you.
Schedule control
One master schedule across design, permits, procurement and site, with slippage flagged early — not at handover.
Change control
Every change priced and approved before it proceeds. Nothing extra is invoiced after the fact.
Quality and safety
Inspection checklists at each stage, under a documented health and safety program.
One point of contact
Regular progress, cost and schedule reporting from one person who owns the job.
Closeout on record
Deficiencies, warranties, as-builts and handover documents — complete and filed.
Fit
When general contracting is the right call.
Good fit
- Your drawings and specifications are complete and coordinated.
- You need a fixed number for approval, financing or a landlord allowance.
- Your procurement rules require a competitive tender on a finished design.
- The scope is unlikely to change once work starts.
Probably not
- The design isn't finished — tendering incomplete drawings buys change orders. Design-build prices as the design develops.
- You want to see and choose trade pricing yourself — construction management.
- The schedule can't wait for design, tender and award to run in sequence.
FAQ
General contracting questions.
What does a commercial general contractor do?
A general contractor prices the project against the owner's drawings, signs a contract to build it for that price, and is responsible for the trades, schedule, site safety and quality until handover.
What do you need from me to give a fixed price?
Complete drawings and specifications, the site address and access constraints, whether the site stays open during work, and your target start and finish dates.
Can you work as a subcontractor to another general contractor?
Yes. We take on interior and finishing scopes under another general contractor, to their schedule and standards — see ways to engage us.
Do you self-perform or subcontract?
Both. We self-perform painting, drywall, flooring, lighting, and general carpentry. Specialty trades — mechanical, electrical, structural — go to vetted partners we manage.
How do you handle change orders?
We price them before proceeding, not after, and show the effect on schedule. Nothing extra is built until you approve it.
Are you bonded and insured?
We carry $5,000,000 commercial general liability and current WSIB clearance. Bonding capacity is available on request.
Can you work while the building stays open?
Yes. Phased renovation in occupied buildings is a core capability — full containment, hoarding, and overnight scheduling where needed.
Have drawings? Get a number.
Send the drawings and site details to bids@marlicon.ca, or use the project request form. We'll tell you if something's missing before we price it.
